10 Post Office Square; ​Synergy


10 Post Office Square, involved a proactive repositioning strategy along with $10 million investment in amenities. Enhancements included a fitness center, conference facilities, and new lounge, to name a few. In 2025, the project generated approximately 100,000 square feet of leasing activity and increased occupancy to 90%.

The winner is a 263,441 Square footblend, extend and expansion that also required an early termination, preserving the tenant’s critical presence as a locally based logistics operator in the Boston market. The landlord, AEW, and Tenant, ABEX Logistic Services, were represented by CBRE.

The winner this year was a complex, multi-party lease negotiation. The owner, Oxford Properties, worked alongside three brokerage teams to bring a tenant back to their iconic Back Bay headquarters, and relocating another tenant to another prominent building in their portfolio. The deal, over a year in the making, navigated shifting space needs, market uncertainty, and evolving corporate strategies. The deal was a true team win for all, securing space for two globally recognized, Boston-born companies.

The winner is a 32 story, 720,200 square foot Class A office tower in Downtown Boston, that sold for $227 million.  The sale was the largest non-portfolio sale price achieved for an office asset across Massachusetts in 2025, and across downtown Boston since 2021. The seller, Nuveen Real Estate, was represented by Newmark, and the buyer, an affiliate of Synergy, was procured by Newmark.

This year’s winner had a tenant reevaluate their needs in an evolving life science and real estate market, working with trusted partners to find a new, balanced environment designed for research and innovation. The deal was driven by close collaboration across leasing, legal, design, construction and ownership teams. CBRE represented the landlord and JLL represented the tenant.

The winning deal involved advising a long-tenured suburban office occupier that was committed to a strong return-to-office strategy and did not intend to reduce its real estate footprint. The deal resulted in a 16-year lease totaling 189,500 square foot to relocate the company’s corporate headquarters. The landlord, FoxRock Properties, was represented by Newmark, and the tenant, Arbella Insurance, was represented by Colliers.

​Life Science Deal of the Year

Brendan Callahan, Gabrielle Harvey, Benjamin Coffin, and Peter Skerrett - all with JLL at time of deal.

The winning deal established a new global headquarters and consolidated the company’s Cambridge operations into a single, purpose-built campus designed to support scale, efficiency, and long-term growth. This 15-year lease for 580,000 square feet reaffirmed Massachusetts's position as a global center for biotechnology and innovation. The landlord, MITIMCo, represented themselves, and the tenant was represented by JLL.
